Nordanö acted as sole financial adviser to Ikano Bolig on a strategic asset swap with a consortium consisting of Catella Investment Management, Nordkranen and an international investor.

The transaction comprised two interdependent transactions. Ikano Bolig divested Kvædehaven / Retortvej in Valby, consisting of 31,423 m² of zoning-approved residential building rights, to the consortium. At the same time, Ikano Bolig acquired Bakkekæret in Herlev, a newly built and fully let residential rental property comprising 445 apartments and 34,251 m² GLA in the Marielund area.

The Valby project comprises 31,423 m² of zoning-approved residential building rights across family housing, student housing and microliving, of which 7,856 m² are designated as social housing. Bakkekæret comprises 445 fully let residential units and is DGNB Platinum certified.

The transaction supports Ikano Bolig’s strategy of building a larger, long-term residential rental portfolio in Greater Copenhagen.
